Delivery to Northern Ontario runs 7–14 business days and uses the TransCanada corridor through Sudbury. Thunder Bay is 1,377 km from Toronto and regularly quoted. Beyond Thunder Bay (Kenora, Fort Frances) we can coordinate delivery via our Edmonton hub where distance is similar.

Yes. Ottawa is 447 km from our Toronto hub, which puts it outside the free-delivery zone. Standard Ottawa delivery adds approximately $950 over the free-zone price for a 40x80 or similar-size building. Delivery is typically 1-day transit with an overnight scheduled with you.
Yes — Elmira, Listowel, the Mount Forest area, and the Waterloo Region are all within our free delivery zone. We've supplied a large number of Mennonite-community farms; arrangements for non-electric sites (no yard lights, alternative communication) are well within our standard operating practice.
Most Ontario municipalities turn around a permit in 2–6 weeks for an agricultural or industrial fabric building, provided the application is complete. The P.Eng. stamp we provide covers structural review, which is typically the review bottleneck. Site plan requirements (setbacks, zoning conformance) are yours to confirm with your municipality.

Inventory rotation is roughly the same — the ten most-common sizes are in local stock, larger or custom sizes ship on 4–8 week lead times from our manufacturer.
