Our Toronto-Ottawa run uses the 401 east to Kingston, then north on the 416 to Ottawa. 447 km total, about 4.5 hours solo drive time. With loading and mandatory breaks, it's a 1-day delivery — leave the Toronto hub early morning, drop in Ottawa or the Ottawa Valley by mid-to-late afternoon.
Alternative routing via Highway 7 through the Kawartha Lakes is available when the 401 has construction delays (which happens in summer more than drivers like).
Ottawa is 447 km from our Toronto hub. That's outside our 300 km free-delivery zone for Ontario. Standard Ottawa delivery surcharge is approximately $950 for a 40x80 or similar. The cost is published on your order confirmation before you commit.
Kingston (263 km) is inside the free zone. Brockville (347 km) is just outside, typical surcharge $650. The Ottawa Valley farming area (Renfrew, Pembroke) adds to the Ottawa surcharge by $150–$300 depending on specific address.
The City of Ottawa requires a Building Permit for any fabric structure over 10 m² (our smallest is 20x40 = 74 m², so permits always apply). The Ottawa permit process is relatively fast for ag zones (2–4 weeks) and slower for serviced urban lots. Our P.Eng-stamped documentation covers the structural review portion. Site-plan compliance is yours.
We can terminate our Ottawa run at Cornwall (540 km) and hand off into Quebec for Montreal-bound orders. That's an efficient routing for Quebec customers who want to avoid the Toronto-Montreal direct corridor. The surcharge is slightly higher than Ottawa but the timing works cleanly.
